6 bed Sunset Lakes villa, hot tub, private pool, 4 miles to Disney - This fantastic villa is a real home from home, located just 4 miles from Disney World within the wonderful gated community of Sunset Lakes, Kissimmee.
With so much to see & do in Florida it's important to find the right place to stay. Our villa is fully equipped with everything you'll need for the perfect vacation.
We offer 6 bedrooms & can accommodate up to 14 people. There is a private, south facing pool which is not overlooked & from July 2006 we will be installing a hot tub on the pool deck.
This is a great villa at Sunset Lakes, Kissimmee for large families, groups of friends or a couple of families vacationing together.
UPSTAIRS BEDROOMS - Bedroom 1 has a King Size bed, TV, large en-suite bathroom & private balcony overlooking the surrounding conservation area.
Bedroom 2 also has a King Size bed, TV & radio & overlooks the pool area.
Bedroom 3 is another double room with TV & radio.
Bedroom 4 is a twin bedded room overlooking the pool area also with TV & radio. There are an additional two bathrooms located upstairs, both having a bath, shower, wash basin & WC.
DOWNSTAIRS BEDROOMS - Bedroom 5 is a spacious twin bedded room with TV & radio.
Bedroom 6 is a double room & has sliding doors leading out onto the pool deck. Great for early morning or late evening swims! There is also a fourth bathroom located downstairs which has a shower, bath, wash basin & WC.
DOWNSTAIRS - There is plenty of seating where you can relax after a hectic day at the theme parks. We offer a lounge & a family room both with sofas & comfortable seating. There is a large screen TV, DVD player, HiFi & X-Box games system.
The kitchen is fully equipped with everything you'll need & has a cooker, fridge/freezer with ice maker, dishwasher, microwave, toaster, coffee maker & juicer.
If you decide to eat you can take your choice of eating in the formal dining room or in the nook where the seating offers views of the pool & conservation land.
The pool is larger than average & enjoys the sun the sun on it virtually all day as it's south facing. There are no neighbouring houses to overlook you at the rear as the villa backs onto a small lake & conservation land. The pool deck is well stocked with sun loungers & poolside furniture. From July 2006 there will be a HOT TUB installed on the pool deck. After hours walking around the theme parks what better way than to unwind than in your own pool & hot tub?
There is also a laundry room with separate washer & dryer and also a double garage with parking for a further two cars on the drive.
GAMES - If you have any energy left after the theme parks there is also a full size TABLE TENNIS table in the villa together with various games, books, videos & DVDs.
This is a great villa at Sunset Lakes, Kissimmee maintained to a high standard & set in a fantastic location. With Disney World literally on the doorstep & the other theme parks, shops & restaurants within easy reach this is the perfect base for a Fantastic Fun-Filled Florida Vacation.

Notes to the Rates of the Villa in Sunset Lakes, Kissimmee
All prices are fully inclusive of taxes.
A non-refundable booking deposit of Ł200 is required with your completed booking form within 7 days of your booking acknowledgement. The booking will be confirmed to you in within 14 days of receipt of your deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full amount due. The payment balance is due 8 weeks prior to arrival.
Upon payment of the outstanding balance, the client shall be required to pay a refundable security/breakage deposit of Ł175 per week/part week. This deposit is payable to cover any breakage’s, or damage to the property, or its contents and for any excessive cleaning costs above that normally required in connection with the occupancy. The deposit will be refunded to the client as soon as possible and no later than 21 days after the client has vacated the property, less cost of any breakage’s, or damage caused during the period of rental in accordance with the managers report.
In the event of cancellation the following charges will normally apply:
4-8 weeks prior 50% of rental charge
Upto 4 weeks prior 100% of rental charge.
All cancellations must be made in writing.
In the unlikely event that circumstances beyond the owners control results in the cancellation of the booking the owner or their agent reserves the right to cancel the booking and be liable only to refund any monies already paid by the client.
