Pool: We have a up Graded 30'x15' South West facing pool and Spa, which captures the Florida sunshine from early morning until dusk when it sets behind the orange trees. If the sun gets too hot you can sit under the shade of the extensive lanai.

Games Room: The games room has 7' Pool Table, Table Tennis, Fuss ball, Air hockey, 3 in one games table, Tennis rackets, golf clubs.

Other extras: Baby accessories include: High Chair, Baby Monitor, Pushchair, Toys, Cot, Paddling pool.
Other extras: Cable TV in all bedrooms, HBO TV in living room, DVD/VIDEO, CD player, Safe, Play Station2, Computer with free internet access BBQ.

The rental rates for this property are quoted in GBP per property per week.

To secure dates a deposit of £100/$150 per week is required.
Rates include utilities and linen and all local and state taxes.
Pool and Spa heating available for additional £100/$160 per week. Spa only heating available for additional £35/$60 per week.
We will except payments by Cash, Cheque, wire transfer to our Bank account or Credit Card. If paying by credit card a 3% charge will be added to the rental fee.
Stays of less than seven nights will incur a house cleaning charge of £50 / $75. To make a booking we require a deposit of £100 / $150 for each week booked.

A security deposit of £200/$200 is added to your final balance which is fully refundable after your return providing our Management Company do not report any excessive cleaning costs or damage of any kind (except general wear and tear).

Booking Terms and Conditions
1.Booking - The completion of the booking form is your acceptance of all our terms and conditions set out below. Once you have returned the booking form and deposit, (£100 per week booked), the signatory will be responsible for the rental payment in total. We can only hold dates for 5 days without a deposit. The full amount must be paid 8 weeks prior to your departure. If the full balance is not received by the due date, we reserve the right to cancel your booking and your deposit will be forfeited.
2.Cancellations - Should you find it necessary to cancel your booking, this must be done in writing. Cancellations prior to eight weeks before departure would involve the loss of your booking deposit, between eight weeks and four weeks you would forfeit 50% of the rental fee, between four weeks and two weeks 80% of the rental fee, less than two weeks the total amount.
3.Security Deposit - A security deposit of £200 is added to your final balance which is fully refundable after your return providing our Management Company do not report any excessive cleaning costs or damage of any kind (except general wear and tear).
4.Responsibility - It is the responsibility of all persons on the booking form to take care of the property and leave it in a clean and tidy order. Any damage or breakages should be reported to the Management Company.
5.No Smoking - The property is non -smoking. If any extra cleaning is needed on fabrics, carpets and furniture etc. to remove tobacco smoke detected by the Management Company, then the cost of cleaning these items will be deducted from your security deposit. (Smoking is permitted around the pool and grassed areas ONLY).
6.Party Size - Only persons stated on the booking form are allowed to stay in the property, the property cannot be sublet.
7.Insurance - Please ensure you have adequate holiday insurance to cover any medical expenses or holiday cancellation.
8.Arrival and Departure - The property will be available to you from 4.00pm on the day of your arrival. It must be vacated by 11.00am on the day of your departure.
9.Pets - No pets are allowed in the property.
10.Rubbish disposal. All household waste should be left out on the appropriate days.
11.Management Company In the unlikely event that you should have a problem with our rental home or its facilities, please bring this to the attention of the Management Company so they can investigate and attempt to resolve the issue locally. If you do not bring your complaint to the management company's attention immediately, you will not have allowed them the opportunity to satisfactorily resolve your problem - in these circumstances, we will be unable to assist /with your complaint - we cannot try to put things right for you when you have returned home! Please note, however, that we cannot accept responsibility for the actions or omissions of the management company staff.
12.Liability - The owners accept no responsibility for personal injury, accidents, death, loss or damage to personal belongings. All use of equipment, pool and spa are at the user's risk. Upon arrival at the rental villa, the Guest should note the pool rules and regulations that have been posted. Guests are advised not to allow unsupervised children to enter the pool area.
13.Force Majeure - The owners of the property or their agents will not be liable for loss or delay due to any of the following:- strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, closure of airports, or any other event beyond the owners control.
